PURCHASES: All quotes for purchase transactions only apply to closings in which Realty Title issues both the owner's and lender's title insurance policies. In the event the borrower declines to purchase owner's title insurance, or purchases an owner's policy from another company, then the simultaneous issue discount will not apply and the lender's title insurance policy will be charged at the applicable full premium.

The quote for owner's title insurance is for the standard 2006 ALTA Owner's Policy - a more comprehensive policy is available for an additional 20% of the quoted premium, and we highly recommend that expanded policy.

* The custom in many Middle-Tennessee locations is for the seller to pay for the title search; however, because of the new RESPA rules, HUD instructs lenders to disclose it as a borrower charge on the GFE, with a corresponding credit on the HUD-1. The calculator allows you to choose the appropriate option.
